Notification of Conversion of Land Reference Numbers in Nairobi

The Cabinet Secretary for Lands and Physical Planning has, via a special issue of the Kenya Gazette issued on the 31st December 2020 (the Special Issue), announced the conversion of various parcels of land in Nairobi.

The Cabinet Secretary for Lands and Physical Planning has, via a special issue of the Kenya Gazette issued on the 31st December 2020 (the Special Issue), announced the conversion of various parcels of land in Nairobi.

The announcement of conversion may affect persons with interests in land located in Nairobi as various land parcels have been renamed and new land registration units created. As such, land reference numbers listed in the Special Issue have been converted to new parcel numbers with corresponding acreage specified in the Special Issue.

Pursuant to the announcement, all transactions or dealings relating to the listed parcels of land will be carried out in new registers from the 1st April 2021.

We advise all persons with interests in land located in Nairobi to confirm whether their properties have been listed in the Special Issue. We also advise affected parcel holders to review the details of their properties and confirm that land area of their properties listed in the notice is correct. Pursuant to the Special Issue, the cadastral maps of the relevant land may be accessed at Ministry of Land and Physical Planning, Ardhi House 1st Ngong Road Avenue, Nairobi.

In the event of inconsistencies between the old land registration details and the converted units, an aggrieved person may, within ninety (90) days from the date of publication of the Special Issue, make a complaint in writing to the Land Registrar or apply to the Registrar for the registration of a caution pending the clarification or resolution of a complaint.
